It feels like only yesterday that I applied for my Custom Home Builders Adelaide licence and shortly after, dived into new opportunities with the start of SA Designer Homes. A lot has happened in such a short amount of time and on this occasion, celebrating two years in the business, I wanted to take the time to look back on what has been an epic ride so far.

Flash back to 2010 where it all began. My wife and I developed our first home with the help of a builder. Overall the job went well, albeit with a few hiccups, but it was at that point I knew I wanted to be a builder and do it myself.

Initially, I enrolled to study building design over 18 months and acquired the fundamental basics to design and draw plans using the specialised design programme AutoCAD. During this time however, I changed course and decided to work towards accreditation for a building supervisors license. I was fortunate to have the support of experienced master builders who became my mentors, encouraging and helping me along the way. They took me under their wing and showed me the right way of doing things. I am forever grateful for their guidance and today they are there whenever I need anything (thanks guys, I’m sure your reading this).

In the beginning the business model was to just build developments and supply quality housing to new home buyers, but after receiving great feedback during open inspections, a number of private clients approached me to build homes for them! WOW! After completing these homes ,word of mouth took over and the rest is history; the decision was made to offer services to private clients and SA Designer Homes was born.

It has been a lot of hard work, but determination and dedication is key and the results of the last two years speak for themselves. My mission is to continue to offer a stress free experience for clients by offering outstanding communication, fixed price building contracts and personalised service.

There are pros and cons with both, everyone reading this will have their own circumstances to consider when making a decision.

After building my own house, I ask myself these questions from time to time, do I love my new house? Yes, love it.

Did I get it 100% right? Not really, I’d change a couple of things.

Was it worth it? No doubt, we’ve shared some great memories in this house with family and friends and have loved every minute of it and it’s ours.

If you’re asking a builder “Should I knock down and build or move into an established home?” the predictable answer is, knock down and build. However, this might not be right for you. I recommend when making big decisions you seek professional financial advice.

For me, life is about sharing magical moments with people, building relationships, sharing in laughter and reward for effort.

Always seek professional advice, speak to your financial adviser, talk to family and friends about the decision you’re considering, build a relationship with an honest Custom Home Builders Adelaide that wants to work with you an not throw you under the bus, they will let you know if this is achievable or not. Remember, honesty is the key here, if you’re not sure about something, put your hand up, if you’re worried about something, let them know. It will make your experience better.

Will it be tough? I won’t lie, one day you’re living an ordinary super busy life, then next, you’re making decisions about colors here there and everywhere and the pressure can get to you sometimes. 6 to 8 months may seem like a long time to build a house, but surprisingly things are moving a million miles an hour and you can feel overwhelmed having to make so many decisions in your already busy life.

The ingredients for a successful build are:

Being mentally ready for it.

If you have partners involved, you must be on the same page.

Being financially ready.

Seek professional financial advice.

Have a list of pros and cons.

Work out your wants and needs in the house.

Have and idea of what you want.

Communication, communication, communication. Get your message across. Even if it’s not the right terminology, make sure you confirm.

Understand there will be hiccups.

But most of all enjoy it and have fun.

“How big does my house need to be?” The question we all ask our self at some stage. You’re not alone.

I remember the first time my partner and I start thinking of buying and building a house before I was a builder and boy was it hard to get my head around what size really meant.

We sat with this salesperson and it was overwhelming the information being thrown at me like I knew how big 3.5m X 5m was and 2m squared was. At the time I was just smiling and nodding thinking to myself……. so how big is my current house and bedrooms…..”

I had to ask myself, how big did I REALLY NEED AND WANT my bedrooms to be? I hated having a narrow driveway, being so cautious opening my car doors at my existing home. I didn’t want the same in my double garage, but really didn’t want to over kill and blow out the cost of the build for an extra meter or two.

The best thing we ever did was to admit defeat. It was better to admit confusion with the size and space talk than to nod and wait for the house to be built and try and change things.

The next best thing was, to be honest, builders need to know your budget. I get the fear, I didn’t want expose I had 350k available, I was telling the builder I had 250k and wanted a 4 bedroom house. If you’re honest and clearly communicate your expectations and budget, you can work with great Custom Home Builders Adelaide that will help you find savings and build within your means.

Be clear, be confident and have a relationship with your builder, they want you to have a positive outcome and being honest and open is the key to a successful experience.

Rule of thumb sizes you can reference: Based on 3x3m bedrooms and 3.5×3.5m master bedroom.

3 Bedroom, 1 living, 1 bathroom, and 1 car garage house is between 140m2 and 150m2

3 Bedroom, 1 living, 1 bathroom, and 2 car garage house is between 158m2 and 168m2

3 Bedroom, 2 living, 1 bathroom, 1 ensuite and 1 car garage house is between 155m2 and 165m2

3 Bedroom, 2 living, 1 bathroom, 1 ensuite and 2 car garage house is between 175m2 and 189m2

4 Bedroom, 2 living, 1 bathroom, 1 ensuite and 2 car garage house is between 195m2 and 210m2

I was speaking to some potential clients last week and they where telling me a story about the last home they built with an Adelaide builder. After they signed a building contract and paid a deposit the price suddenly sky rocketed after engineering was obtained for footings. This is a common occurrence with some builders, but SA Designer Homes is different, we liaise with our engineers before you give us any of your hard-earned money. They give us a rough idea of how the footings will be and we give you a very honest price on how much it will cost to build your custom home.

We may not be the cheapest quote compared to other Custom Home Builders Adelaide, but with us there are no hidden surprises.
